Service Arrangements

Maintenance

Under the terms of the individual Owner's leases, responsibility for day-to-day maintenance, repair and (where necessary) replacement of the glass in the windows of owner's dwellings (including sealed double glazing units) rests with the Owners.

Maintenance and Repairs

The Owners Company is responsible (under the terms of the lease) for maintenance, repair and upkeep of all parts of the development other than the internal parts of the individual owner's dwelling. This responsibility extends not only to the structural parts (main walls, roofs, foundations, timbers etc) of all buildings (including the Owner's dwelling) but also to the internal parts of all common and communal areas within those buildings and all external hard and soft landscaped areas. These costs are shared by all the owners through the service charge.

Owners do, of course, retain responsibility for the maintenance, repair and decoration of the internal parts of their own dwelling and the fixtures and fittings situated within it.

Handyman

A handyman attends the Courts weekly to do odd jobs and will do work for owners at a price to be agreed for each job, payable by owners. Please see the Duty Manager who also has information about a Plumber and an Electrician.

Dustbins

There are two refuse areas, one by the Kitchen and one by the wheelchair Store. They are usually emptied every Friday.

Window Cleaning

The outsides of most of the windows are cleaned every month, and the inside and the outsides of windows and the balcony doors on alternate months.

Communal areas

Common Rooms

The use, furnishing, heating, decoration and cleaning of all the communal areas is covered in the service charge. The communal rooms are also available for hire. For information, please contact the Manager.

Laundry

There is a laundry room equipped with token-operated washing and drying machines, the proceeds of which belong to the Owner's funds. There are also irons, ironing boards and an outside drying area with rotary clothesline. Tokens may be obtained from the Duty Manager.

Wheelchairs

A specially equipped store is provided for outdoor wheelchairs.

Utilities

Heating

Heating in the communal areas and servicing of communal gas appliances is included in the service charge. In individual apartments a gas boiler provides heat and hot water. Owners are responsible for the gas boilers in their own apartments and must ensure that it is serviced at least annually by a registered (CORGI) gas fitter licensed for this purpose. The Gas Safety (Installation & Use) Regulations 1998 require this.

Utility Meters

The electricity meters are situated outside each apartment. The gas meter is in a cupboard in the kitchen of each apartment

Telephone

There is a telephone connection point in the hall, lounge and main bedroom of each private dwelling, to enable owners to have a private telephone installed at normal telephone company rates.

Television

Each property has an aerial point in both the lounge and main bedroom connected to a communal aerial. Owners are responsible for their own television licences. There is also a TV/Video in the communal lounge for viewing special events.

Guests

Guest Suite

There is a double guest room with en suite shower room. This may be booked by owners for their guests at a charge, the amount of which is set by the owner's company. Bookings are made by the Duty Manager, subject to availability. Arrangements can also be made for you to stay in the Guest Suites at the other Courts should you so wish.

Additional Information

Morning Call

Any owner who needs a morning call should inform the Duty Manager.

Notice Board

The notice board in the reception area is for everyone. It is used for displaying menus, information on social events and notices regarding meetings etc. There are also notice boards in both blocks, giving up to date information.

Pets

Owners pets are welcomed provided they do not cause nuisance to other owners and are not taken into the communal areas. Dogs must be kept on a lead and owners must take responsibility for their care and exercise.

Post Box

A post box is situated in the reception area and is emptied daily. The nearest mailboxes are situated in the wall of St. Wilfrid's Church on Ford Lane, or outside Kwik Save on Palatine Road.

Smoking

Because of the dangers arising from passive smoking, smoking is not allowed in any of the communal areas or the staff rooms.
